Homefinders.com are licensed real estate agents who serve the needs of home buyers. Homefinders.com agents are specially trained and experienced in meeting the special needs of home buyers. We will ALWAYS look out for the interests of our buyers.

HOW ARE WE PAID??
Our agency services do not cost you any money. We are paid through the same commission split as are all agents. The difference is that we will represent YOUR interest in finding or negotiating for the home you wish to buy, never the seller's interest. We always work with and for our buyer clients. When the home seller contracts with a listing agent to represent them in the sale of their home, they agree to pay a percentage of the sales price as a fee. The listing agent then puts that house for sale in the Multiple List System and agrees to pay a percentage of the sales price to the agent who brings a ready, willing and able home buyer to buy the house. THAT'S WHERE WE GET PAID. Listing agent generally split their listing fee with us. Simple as that. The listing agent represents the interests of the seller and we represent the interests of our buyer clients.

NEW HOME SALES
Builders pay us a fee of 2.5 to 3% of the purchase price to bring ready, willing and able buyers to their new home sites. While the builder/seller is paying our fee, we still represent the interests of our buyer clients. Agency has no relationship to who pays our fee.

We pledge to give total confidentiality, loyalty, fiduciary and lots of hard work to our home buyer clients.

OPEN HOUSE TOURS
WARNING! ! ! BE CAREFUL WHAT YOU SAY IN THAT OPEN HOUSE WITHOUT YOUR AGENT.
It's so easy. You and your family have decided to buy a home and you're out driving around on Sunday afternoon following "Open House" signs along the road sides. You see a home that looks good and you park the car and go in. The first thing the agent on duty asks is "Please sign the visitors sheet". The visitors sheet, or registration sheet, asks for your name, address and phone number at the least. The agent will show you the house or let you wander through by yourselves. His/her job is to FIND OUT AS MUCH ABOUT YOUR ABILITY AND INTEREST IN THAT HOUSE AND OTHERS as possible. The questions may be subtle, but they'll be there if the agent is doing their job. Questions such as:

"How do you like this house?"
"Do you have a house to sell?"
"When do you need to move?"
"Have you spoken with a lender?"

The problem with engaging in conversation with the agent showing the open house is that - - - THEY WORK FOR AND REPRESENT THE SELLER. This agent has a contract with the SELLER to get the very best price, terms and conditions FOR THE SELLER.

The only question you want to answer is the one that may never be asked: "Are you represented by an agent?" Hopefully, if you do go in open houses, you'll give them one of your agent's cards and don't answer any questions. We try to avoid all of the above by making buying trips with our buyers until they find their home. There is little reason buyers should be out looking at homes without their buyers agent. We don't send our buyers out to find a home. That's our job. Our agents work with only one or two clients at the same time and never for the same area/price range at the same time. We'll work hard FOR YOU until you have your home of choice.
